Welcome to the City of London Corporation’s Website for the Redevelopment of New Homes on the Mais House Site and Otto Close Garages on the Sydenham Hill Estate.

The scheme will provide 110 truly affordable homes for people who are currently on Lewisham Council’s and the City of London’s waiting lists.

A mix of 1, 2, 3 and 4-bed homes will be delivered to reflect the local need and make a positive contribution towards answering the borough’s housing shortage. Alongside much-needed new homes, the scheme will provide a community room, estate office, amenity and play space as well as a wide range of landscaping and ecological enhancements for the benefit of all residents.

Work started on-site in 2023. This website will be a hub for updates and information throughout the construction phase and beyond.

Why is the City of London Corporation Creating New Homes?

The development of new social homes will help to house London’s growing population and provide an opportunity to deliver improvements for existing residents.

There is high local demand for social housing in London Borough of Lewisham, with over 10,000 households on the housing register (waiting list). The City of London also has 910 people on its waiting list.

The City of London Corporation’s vision for the Sydenham Hill Estate is to create new much-needed homes as well as improve open space and shared amenities for existing residents. This opportunity means that new facilities have be considered, such as community and play space as well as improved landscaping in-keeping with the character of the area.


The Building for Lewisham programme will build new social homes across Lewisham.

London is in the grip of a severe housing shortage with around 10,000 Lewisham families on the housing list and around 2,700 families in temporary accommodation. The Building for Lewisham programme will deliver new, genuinely affordable, high-quality council housing. It will also help to create and support sustainable and diverse communities throughout Lewisham.

The programme aims to meet a range of needs across the borough. These include building homes that cater to the needs of older people who want to remain independent in a home of their own, providing specialist housing for people with learning disabilities, building accommodation for Lewisham’s homeless households and providing social housing at lifetime tenancies.
